It took the total for the year to <strong>197,263<\/strong>, eclipsing the all-time annual high of 180,900 deals set in 2024.<\/p>\n\n\n\n<p>After last year\u2019s record of AED 522.1 billion in annual real estate sales value was surpassed in October, November\u2019s AED64.7 billion worth of deals &#8211; a <strong>49.6<\/strong>% YoY leap &#8211; took the total for 2025 so far to AED624.1 billion.<\/p>\n\n\n\n<p>Data from DXBinteract revealed that <strong>15,905<\/strong> apartment sales worth AED 32.1billion last month represented a <strong>37.4<\/strong>% leap in volume, while villa sales worth AED13.2 billion were 6.6% down in volume to 2,078.<\/p>\n\n\n\n<p>Commercial property sales worth AED 2.3 billon climbed <strong>79.7<\/strong>% in volume YoY to <strong>647<\/strong>, with AED17.1 billion worth of plot sales up 3.6% in volume to 377. Meanwhile, the average property price per sq ft rose by 16.1% to AED1,755 per sq ft.<\/p>\n\n\n\n<p>\u201cWhat we\u2019re seeing here isn\u2019t momentum, this is the market maturity meeting global demand,\u201d said Firas Al Msaddi, CEO of f\u00e4m Properties. \u201cWhen a market grows this aggressively and stays stable, it\u2019s not speculation, it\u2019s migration plus capital allocation.<\/p>\n\n\n\n<p>\u201cThe value run is even stronger than the volume run. We\u2019ve seen a 20% value growth on what was a record year in 2024 with one month of this year still to go. This tells us price per sqft is rising, buyers are deploying more per purchase, and higher-ticket assets are moving.\u201d<\/p>\n\n\n\n<p>First sales from developers dominated again in November, accounting for 13,374 transactions totalling AED41.4 billion, compared with <strong>5,645<\/strong> resales valued at AED <strong>23.3<\/strong> billion.<\/p>\n\n\n\n<p>Dubai property sales in <strong>November<\/strong> have now reached the current level from AED7.4 billion (3,900 transactions) in 2020 to AED18 billion (7,000) in 2021, AED31 billion (11,100) in 2022, AED42.5 billion (12,300) in 2023 and AED 42.7 billion (14,500) last year.<\/p>\n\n\n\n<p><strong>TOP FIVE PERFORMING AREAS IN NOVEMBER 2025<\/strong><\/p>\n\n\n\n<p><strong>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;
